How the season closed, what happened to values on Playa Mansa and where the best off-plan opportunities are showing up.
The Punta del Este market reads better in April than in January. With the season closed, two things that blur together in summer become visible: what actually sold, and what was only shown.
The April-to-August window
Off season, competition for the same units drops and sellers get fewer viewings per week. This is the window where a reasonable offer gets a serious conversation, and where it pays to look at properties that were listed all summer without closing.
Mansa, Brava and the logic of each
- Playa Mansa: calm water and established buildings. The most liquid product, and the one that best holds resale value.
- Playa Brava: more wind and surf, a different buyer and larger average unit sizes.
- Towards José Ignacio: lower density and low-rise projects, with longer investment horizons.
Off-plan: where the opportunity is, and where the risk is
The advantage of buying off-plan in Punta is the instalment plan during construction, which lets you enter with less capital up front. The real risk is not the price, it is the timeline: a project that delivers one season later than promised costs a full year of rental income.
